Orb Renovation's top 5 ways to add value to your home

From extensions and kitchen upgrades to loft conversions and bathroom refits, we explore the top 5 ways you can add value to your home.

Find out how much your property is worth before begin adding value here.

If you want to work your way up the property ladder to your dream home, you need to know how to maximise the value of where you live now - because everyone loves more bang for their buck.

1. Build a loft conversion

Regularly cited among the top ten ways to add value to your home, a loft conversion could be an incredibly cost effective way of increasing the square footage and the resale value of your house. According to the Housing Market Research, your house value can increase by as much as 20%. Whilst Nationwide revealed that loft conversions have the potential to increase the value of the average home by a whopping £37,000.

The key is to make sure access to the loft is easy, and that the conversion fits the rest of the house, rather than looking grafted on. You will have to strengthen the floor joists, which will raise the floor level, so make sure you leave yourself with sufficient ceiling height to stand up in.

2. Build an extension

Did you know that some renovating, remodelling or extending projects may not have to go through planning permission? Many home improvement projects can be done under Permitted Development Rights. You can build various single storey extensions without planning permission, providing the extension accords with the following:

  • The extension does not sit forward of the principal elevation.

  • Materials should be similar.

  • Where it is within 2m of any boundary, the eaves cannot be higher than 3m, and no more than 4m in height otherwise.

  • Rear extensions — no more than 4m in depth (detached house) or 3m in depth (semi-detached or terrace).

  • Side extensions — the width of the extension must not be greater than half the width of the original dwelling. Side extensions are not permitted on Article 1(5) Land (e.g. AONB, Conservation Areas).

A two storey extension can only be built under PD if it is at the rear of the dwelling (this includes the addition of a second storey onto an existing single storey part of the house). In addition, your two storey extension must not exceed 3m in depth or be within 7m of the rear boundary. Specific restrictions also apply to the glazed nature of windows in such extensions.

3. Renovate your kitchen

If you are only going to improve one room, make it the kitchen. We don’t just cook in it, we do homework in it, we watch television in it and host dinner parties there too.

From extensions and big decorating jobs, to smaller, more budget-conscious updates that will help boost your homes selling power - the kitchen is the heart of the home and the centre of social activity; according to estate agents, this is why kitchens are commonly recognised as the biggest selling point in a home.

4. Apply for planning permission

Even if you don’t have the money to build an extension or a conversion, you’ll make money purely by having secured permission to do so: you’ll spend around £1,000-£2,000 on survey, design and planning processing, but you’ll elevate your property into a higher league. It removes a big element of doubt from a buyer’s mind, if they know the council have already said yes to expansion.

5. Bring the garden into the house

A beautiful garden is a must (especially when we have weather like we're having at the moment!) - not only can you entertain guests whilst you soak up the sun (and watch the World Cup), but you can also add two per cent on to the value of your home! View the garden as another room; bi folding doors are a great idea as a way of extending your home outside, as is outdoor lighting to really make your garden pop on those cool summer nights.

From plastering, plumbing, kitchen and bathroom refits to tiling, painting and decorating, we can do it all. Our trademark approach allows us to specialise in a unique collaboration between client and craftsman, to create a masterpiece you will know and love for a lifetime.
